Apartment Maintenance Supervisor

Salary Range: $52-$56k to start
Hours: MF 8:30am-5:30pm, one hour lunch, and must be available for on call as needed
Duties:
.Supervisor will coordinate all maintenance tasks
.Oversee the physical assets, general maintenance repairs, unit make-readies, preventive maintenance and rehabilitation projects.
.Repair/replace appliances, plumbing systems, air conditioning/heating/electrical systems as needed. .Will directly supervise at least 2 technicians
.Manage inventory of supplies for repairs and monitor monthly maintenance budget.
.Manage and schedule maintenance activities for apartment community and maintenance staff.
.Communicate assignments and major tasks to employees.
.Analyze overtime requirements and request corresponding approvals.
.Create and complete work orders in company’s property management software.
.Interview and make recommendations for potential staff members.
.Counsel, coach, discipline and train staff members, if applicable.
.Develop scopes of work for small improvements/services and seek out qualified contractor to bid the work.
.Develop and maintain relationships with vendors, negotiating pricing, collaborating on approved vendor list.
.Determine weekly units make-ready and service request schedules and coordinate with Community Manager for additional requests and prioritization.
.Complete weekly daily maintenance employee schedules and assignments.
.Check work progress of each maintenance employee.
.Provide immediate assistance and instruction as needed.
.Coordinate, schedule and respond to resident/ Management request and service request for occupied apartments.
.Responsible for 24-hour emergency maintenance service as scheduled.
.Determine requests or emergencies that should be top priority.
.Assign work orders equally to Maintenance technicians.
.Monitor the completion of order request to limit call backs.
.Monitor the number of times a specific repair must be repeated.
.Determine course of action.
.Coordinate, schedule and prepare vacant apartments for move-in.
.Coordinate and schedule appropriate safety and skills training for maintenance employees.
.Identify and correct hazardous community conditions.
.Coordinate, schedule, and perform preventive maintenance on equipment and apartments.
.Order supplies and manage the maintenance budget.
.Assist with hazardous weather problems, fires, floods, etc.
.Other functions assigned by Regional VP of Facilities.
Requirements:
Main Skills needed: Plumbing Expertise
.4-5 years progressively responsible experience in the maintenance/repair of HVAC systems, mechanical and electrical systems, plumbing and grounds in multi-family developments. .At least 2 years on a supervisory role.
.Must have training in compressor diagnosis, appliance repair, etc.
.Must have certifications/permits required by city or state to perform job responsibilities.
.Carpentry skills are also required
.Basic knowledge in MS Office, Word, Excel, Outlook
.Lifting: Up to 50 lbs.
.Valid Driver’s License and vehicle/transportation
.Must be able to communicate in English

Preferred Qualifications:
.Experience with any property management software (i.e. Yardi, Appfolio, MRI, etc.) is preferred. .Freon recovery certification /EPA Certification Min Type II Certified apartment service technician (CAMT) is preferred.
.Certifications in boilers, plumbing, HVAC, journeyman license, use of fire extinguisher and first aid preferred.
Physical Requirements: While performing the duties of this job, the employee is regularly required to walk; stand; use hands to finger, handle, or feel and talk or hear. The employee is frequently required to stand; reach with hands and arms and stoop, squat, kneel, crouch, or crawl. Ability to work outside in all weather conditions including seasonally hot or cold temperatures and in inclement weather. The employee must frequently lift and/or move up to 50 pounds.

Education:
.High School diploma or equivalent, some college or trade school is preferred.
*Must have own tools
.General maintenance tools (i.e screwdrivers, wrenches, pliers, hammers, utility knife, multimeter, voltage tester, pipe wrenches, pipe cutter, drill, level and measuring tape, etc)
.The company will provide specialty tools such as snakes, and for complex plumbing issues and leaks.
